This article will give you the confidence and basic steps to becoming your own property manager for your rental property.
Create peace of mind and success by creating relationships with select professionals. Creating pertinent relationships is one of the first steps for "peace of mind" and success of your vacation rental without using a property management company.

My husband and I were extremely nervous and apprehensive being a vacation rental owner 10 hours from where our primary home is. I guess we should have really thought about that more before we purchased our dream vacation cabin rental, huh?
Upon purchasing our vacation cabin rental from a realtor we just met, she became one of our long-distant friends. Because our realtor, http://www.lesliejjohnson.com, knew so much about the area and owned a home herself, she already had professionals/businesses lined up in case there was a hot tub problem, yard needed to be mowed, gutters needed to be cleaned, a garbage pick-up service, firewood that needed to be delivered, and most importantly could recommend an excellent, reliable and trust worthy cleaning professional to clean our cabin after our guests checked out. I called the cleaning professional she had referred, but the cleaning professional had so many customers, she could not take on any new ones. I had to THINK THINK THINK on how I could be resourceful and find a cleaning professional that I could trust and rely on. I needed our cleaning professional to, of course clean everything, change & wash sheets, vacuum, dust, clean the hot tub, replenish all of our items that we offered to our guests, and inventory our movies, video games & books after each guest departed. How could I find someone like this when I lived 10 hours away from my vacation cabin rental?
One of the first things I thought of was: Why not email other vacation rental owners whose vacation rentals were in the same area as mine, and ask them if they knew of a reliable, thorough, trustworthy and honest cleaning professional. How could I find these owners to ask them? How about the vacation rental websites? I did a "search" for vacation rentals, click on one, clicked on US, clicked on GA, and found the town that was closest to our vacation cabin rental. There were many vacation rental listings in the same area as ours. After emailing 35 vacation rental owners, referals were being emailed back to me. I called most of the referred cleaning professionals, weeded the ones out on the phone that didn't answer the questions the way I had wanted to, set up appointments to meet with the ones I did like and met with them on my next trip up to our cabin rental. After interviewing 5 cleaning professionals, I chose one special lady that filled all my expectations and more. She goes above and beyond and I trust her with our cabin rental and can sleep soundly at night. Our cleaning professional has been so great, that word has spread about her all over Blue Ridge and her cleaning business has been taken to new heights. Her website is: http://www.cabinmaids4u.com. She offers many services that are needed by vacation rental owners. She takes care of our all of our cabin rental needs. Needless to say, we have a good night's sleep and do not have to worry about Holly Pine Haven because it is being taken care of by Cabin Maids 4 U, specifically Edonna.
Getting a network in place is extremely important. It all started with our realtor, then our cleaning professional and continued from there. Referrals are great and give you an excellent head start to get your contacts in place. Join your local Business Association and Chamber of Commerce. Most of the members are local business owners and are very knowledgeable about the area. Call and introduce yourself to the members and ask for referrals. You will be surprised as to how helpful they can be.
We'll add additional helpful tips in the near future to make your vacation rental property management duties run smooth and give you peace of mind. Property Management isn't for everyone, but it can be done using the right tools, connections and network.
Shouldn't you be the one collecting the 40% property management company commission?????
